There are several important factors to remember when looking for an apartment:
Availability
Don't miss out on the apartment you love:
- The majority of apartments inside loop 610 are 95%+ occupied, others have waiting lists.
- Apartments know their availability 60 days in advance. The earlier you start the search, the more availability you will have to choose from.
Pricing
Apartment pricing varies by management company; the two most common policies are:
- Yieldstar/LRO System: Pricing fluctuates daily. Dependent upon availability, lease term, and your specific move-in date. In this case, pricing quotes are typically valid for 48 hours.
- Fixed Pricing: Pricing is set by the corporate office and does not change as often.
Extra Costs
As a resident, you will be responsible for paying:
- Electricity: You are able to choose your own provider in Texas.
- Water: This will be paid to your apartment with your rent check.
- Cable/Internet: Your choice. Please note that not all apartments offer all cable/internet services.
- Renter's Insurance: Usually required, always recommended.
- Misc. fees: Some apartments charge monthly for valet trash services, pest control, amenity fees, etc.
- Pet fees: Most apartments charge a pet deposit and/or a monthly pet fee. Check with each apartment regarding breed restrictions.
Helpful Tips
- Some properties offer "preferred employer discounts" to oil & gas employees, police officers, etc.
- If you shop online, it is important to ask about their package policy.
- Look for properties that have a "courtesy officer"; a Houston Police Department officer that lives on-site.
- If you are new to Houston, there are many apartments that offer several monthly resident events.
